Abstract: The investment attractiveness evaluation of the lands allows distinguishing the group of farms in the municipal area that are most cost effective to raise funds. The main objective in the formation of investment sites on agricultural lands is the development of the territory, improving the social welfare of the population, rational and cost-effective use of land resources and, therefore, increases the value of the gross output. In this paper we assess the agricultural enterprises of the main factors, influencing their investment attractiveness. According to the results of (by total points) held their grouping, as well as zoning administrative district within the boundaries of agricultural land use, calculate the efficiency of investments. Agricultural enterprises of the district are united in groups of investment attractiveness, which are dominated economy with a high value of the total score, which confirms their potential and lowest risk investments, and the lowest payback period - 3.5 years. Our methodology for the calculation of the investment attractiveness of the territory allows summarize research on the socio-economic development planning areas and apply them in the territory of Bogorodsky district.
