Abstract: In modern conditions of the crisis state of the agricultural economy, the formation of an effective owner is carried out mainly through the mechanism of rent relations in agricultural land use. The modern legislative base doesn't promote activization of rent of lands of agricultural purpose. The established mechanism of lease land because of their imperfections requires a more in-depth study. The defining condition of increase in efficiency of the land rent relations is establishment of optimum terms of land lease. The article considers the problems of organization of rent of agricultural land identified by their regional characteristics, including the structure and terms of the lease. Set out the legal peculiarities of regulation of issues of lease of land use. The authors propose a model of realization the rental relations in climatic zones, taking into account the differentiation of structure of land in Stavropol region. The model allows determining preferred subjects and objects of lease of land for each agricultural zone of the region that will improve the economic efficiency of land use. The main directions of use of land shares in the long term are offered.
